OVERAGE CLAUSE
The Land will be sold subject to an Overage Clause relating to any renewable energy development and any associated battery storage on the Land entitling the Vendors to a 20% share of any uplift in value of the Land in the event that the Land is sold with the benefit of planning permission for such a development or a 10% share of any income generated each year from an operational scheme over a period of 30 years.

There are no mains services connected to the Land.

WAYLEAVES, EASEMENTS & RIGHTS OF WAY
There is a National Grid high voltage overhead powerline that crosses the block of land with two pylons being situated on the Land. A wayleave payment of £98.53 per annum is paid by Eastern Power Networks in
relation to this overhead powerline.

There is a public footpath running along the north west boundary of the Land.
