The property consists of four field parcels extending to approximately 78.69 acres (31.83 hectares) of arable land.

The property is accessed directly off Valley Lane or Fen Lane. The property is bound to the south by Valley Lane and to the East by Fen Lane.

The property is classified as Grade 3 and the soil type is generally described as slowly permeable calcareous clayey soils.

Location

The property is located approximately 1.80 miles south-east of the village of Cotham, 1.70 miles north -west of Long-Bennington and 6.0 miles south of Newark town centre.

METHOD OF SALE
The property is offered for sale by Private Treaty as a whole or in two separate lots.
Lot 1 is edged and coloured in 'red' and lot 2 is edged and coloured in 'blue'.

OVERAGE
The property will be sold with an overage for any development (other than agricultural purposes) and this will apply to any residential development, equestrian or renewable energy. The rate will be 30% for 35 years from the completion date and payable on the grant of a valid planning consent.

WAYLEAVES EASEMENTS AND RIGHTS OF WAY

The land is subject to a right of way known as LgBe 8/1 that crosses the land from the south-eastern corner to the north-western corner.

BOUNDARIES

The northern boundary contains a slither of land we believe should belong to the owner of White House Farm, which does not reflect the physical boundaries on the ground, and which we offer no title guarantee in relation to the same. The buyer can then choose to rectify the same at a later date, should they so wish.

DISPUTES
