In the glorious 1.75 acre private setting of Boundary Farm House, is a natural lake offering a place for peace, quiet and contemplation.
Over the years of living at the house, the owners have reintroduced wildlife to the lake which is now stocked full of fish. You can watch the dragonflies and even embark from the little jetty in your own boat – without ever leaving the confines of your own property.
The lake is securely fenced from the garden and overlooked by a smart patio area from where you can dine outside in the warm months of the year. As it turns cooler, you can relocate to the garden room which enjoys the same gorgeous views.

Boundary Farm House, dating to around 1905, was purchased by the vendors 13 years ago. Indeed, Peter Hornor, of our Residential team in Norwich sold the property to the couple, who both grew up in the local area.
So, it’s lovely as once again, our Residential team in Norwich is selling on the farmhouse to a new buyer as a new chapter begins.
The owners loved the character of the original house – and this has been completely retained.
However, they wanted to create more space and light so embarked on a major renovation project lasting several years.
In doing this, they more than doubled the square footage of the house, creating a superb open plan kitchen which effortlessly flows into a living/dining space and the garden room.
They built a large games room/gym outside with its own shower room and cloakroom facilities as well as garaging with a kitchen/utility and home office which could be converted into an annexe, subject to the necessary consents.
One of the happiest memories was when the couple’s daughter’s wedding reception was held in a marquee on the lawn.
So, for the couple, Boundary Farm House really has fulfilled every requirement of being a spacious, private and elegant family home.
Its countryside setting is a real benefit but it is close to excellent local amenities too, many in nearby Poringland.
The couple, who have four children and six grandchildren, have really indulged in this wonderful local life and plan to stay close by because they love the area so much.
They are selling only because of making a lifestyle choice to downsize to give them more time to travel – but know they will miss it.
