A substantial former public house, believed to date to the early 19th century, with full planning permission to convert into a six bedroom home, is one of 18 lots for sale with the County Property Auction.

The Hume Arms, Main Street, Torksey, a village just outside Lincoln, is for sale for a guide price of £450,000 at the livestream auction taking place on April 26th at 3pm.

James Mulhall, Residential and Auction Sales Manager based in our Lincoln office, said: "The former public house, extending to around 6,000 sqft, set in around 1.47 acres, will need a full programme of refurbishment and interested parties may also wish to explore further development potential on the site as it will be sold with no development clawback."

The Hume Arms is believed to date from 1818, when it was then called the Talbott Inn. By 1836, it had been renamed the Hume Arms, after the Hume family who acquired the manor and estate.

Another fascinating lot offering huge potential for the right buyer is East Lodge, Blyth Road, Oldcotes, Worksop, Nottinghamshire, a charming Grade II listed gate house thought to date to 1855, part of the Hermeston Hall estate.

The property, for sale for a guide price of £195,000, requires a full scheme of refurbishment and inside offers a kitchen, lounge/diner, study to the ground floor and upstairs, two bedrooms and a bathroom.

Outside is a walled and fenced garden which is mainly laid to lawn with off street parking and views over the adjoining parkland.

Another good renovation project is 21, Wragby Road, Bardney, near Lincoln, for sale for £225,000-£250,000. This attractive three-bedroom Victorian house nestling in a generous plot of around 0.15 of an acre is close to the centre of the village.

The property requires a full scheme of refurbishment but will create a fine family home once complete.

A conversion project is also on offer in the form of the Former Stables, Chequergate, Louth, Lincolnshire, for sale for a guide price of £175,000 - an opportunity to convert the building into a four bedroom home, with full planning permission.

There is one lot of 8.53 acres of grassland in Gainsborough, Lincolnshire, also with a building which comes with planning permission for commercial use, for sale for a guide price of £150,000.

Also, six, half acre lots, each for £6,500 intended for use as market gardens or allotments, general agricultural, livestock or horse/pony grazing, are available in land off Barnby Lane, Claypole, near Newark Nottinghamshire.

These plots offer a rare opportunity to purchase your own piece of The Good Life. The original eight acre field has been subdivided into various plot sizes as a Grow your Own hub."
