DESCRIPTION
The land at Mendlesham is split into three blocks known as;
Lot 1 - Dales Close - 5.19 acres
Lot 2 - Home Field - 4.43 acres
Lot 3 - Lower Mill Hill - 9.83 acres
The fields have previously been used for arable cropping but are now down to pasture and suitable for rough grazing. We understand that a Hay and Forage crop has been taken from the Land over the last few years.
The Land comprises of Grade 3 Land with generally loamy and clayey soils with impeded drainage.
Please note none of the Land is fenced or benefits from a mains water supply.
ENVIRONMENTAL STEWARDSHIP
The Land is not currently in any schemes. The tenant will be permitted to enter the Land into a scheme subject to Landlord approval.
METHOD OF LETTING
The Land is being offered to rent by Informal Tender. Completed Tender Forms should be submitted either by email to matthew,thompson@brown-co.com or in writing by 12 noon on Wednesday 26th March 2025 to Brown & Co, Linden Square, 146 Kings Road, Bury St Edmunds, IP33 3DJ.
The Tenders should be clearly marked 'Land at Mendlesham' and refer to the Lot number. Tenders not so marked are liable to be opened before the Tender date. All Tenders should be submitted using the attached Tender Form.
All Tenders shall be Subject to Contact and should clearly state any particular conditions under which the offer is made. The Landlord reserves the right not to accept the highest, or indeed, any offer. All offers should be stated in pounds sterling as a total sum of rent for a 12-month period.
TENANCY
The type of Tenancy offered will be dependent on type of livestock and proposed use for the Land. Further details are available from the Letting Agents.
VIEWING
The Land can be viewed strictly by appointment with the Letting Agent.
TENANT RIGHT & DILAPIDATIONS
No claim for Tenant right will be payable at the commencement or end of the Tenancy. Dilapidations will be payable by the outgoing Tenant at the end of the term if applicable.
EASEMENTS, WAYLEAVES & RIGHTS OF WAY
The Land is let subject to and with the benefit of all existing wayleaves, easements and rights of way, public or private, whether specifically mentioned or not. The Landlord reserves the right to any wayleave payments over the Land.

Please note that there is no current fencing to any of the fields and there is no mains water supply. Any fencing or water will need to be supplied by the Tenants.
There is a gas pipeline which runs under Lot 1 - Dales Close.
DISPUTES
Should any disputes arise as to the boundaries or any matters relating to these particulars, or the interpretation thereof, the matter will be referred to an Arbitrator appointed by the Letting Agents.
