INTRODUCTION
The Property extends to approx. 22.42 hectares (55.39 acres) comprising a single field of productive arable land including a concrete pad situated on the northwest edge which extends to approx. 470m2. The land is accessed directly off Hollow Lane.

LOCATION & SITUATION
The property lies Northeast of the village of Barningham, situated between Hopton Road and Hollow Lane, 8 miles from Thetford and 12.1 miles from the cathedral town of Bury St. Edmunds.

THE PROPERTY
The Land is shown as Grades 2&3 on the Provisional Ministry of Agricultural Classification Map for the Eastern Region. The soils are classified by the Soil Survey for England and Wales as being Beccles 1. This is described as slowly permeable seasonally waterlogged fine loamy over clayey soils, associated with similar clayey soils.

GENERAL REMARKS AND STIPULATIONS
METHOD OF SALE
The freehold of the property is offered for sale by Private Treaty as a whole subject to a Farm Business Tenancy.

FARM BUSINESS TENANCY
The land is currently subject to an annual periodic Farm Business Tenancy. The Tenancy commenced on the 11th October 2020 for a Term of 3 Years. The rent is currently £9,000 per annum. A copy of the Agreement is available from the Vendors Agent on request.

ENVIRONMENTAL SCHEMES
We understand that whilst the Tenants have included the land within the Sustainable Farming Incentive Scheme which commenced on 1st March 2024, the proposed flower-rich grass margin (IPM2) is yet to be drilled around the field edge. The option is currently due to be drilled following the maize harvest. However, this is a rotational option.

OVERAGE CLAUSE
The Vendor will have the right to receive 25% of any additional value if Planning Permission is granted for a non-agricultural or non-equestrian use over a period of 20 years.

EXCHANGE OF CONTRACTS AND COMPLETION
Exchange of contracts will be as soon as practically possible with a 10% deposit payable. Completion will be 28 days thereafter.
