LOCATION
The parcels of land are located around the village of Alvescot in the county of Oxfordshire. Alvescot is an attractive village located just 3.7 miles from the Cotswolds National Park. The extremely popular town of Burford is situated approximately 4.8 miles to the north and local amenities are available in Carterton or Witney. The area is characterised by attractive rural villages and rolling farmland.
The land off Shilton Road has good access, being bordered by roads of two sides and having direct access on to the B4477. The land at Lower End is accessed through the village of Alvescot and is situated towards the end of Lower End which is a quiet no through road.
DESCRIPTION
The land off Shilton Road comprises approximately 38.67 acres of arable land in two parcels, which are disected by a open ditch. The land slopes gently towards the north but is mostly flat and level, with a free draining brashy-loam soil type. Roads border the parcels on two sides and the rest of the boundaries are made up of mature hedgerows.
The land off Lower End is a total of 18.48 acres of flat, level arable land. It was originally two separate parcels, but has now been amalgamated in to one large parcel. It has access off a no through road, which is unregistered and has been partly maintained by the vendor. Mature hedgerows border the property on all sides and the soil is made up of a clayey-loam.

The Vendor reserves the right to receive 35% of any uplift in value in the event that planning permission is granted (payment on the earlier of sale or implementation) for any use other than agricultural or equine, running for a period of 35 years from the date of completion.

ACCESS
Lot 1, the land off Shilton Road, has good access directly off the public highway on to the B4477.
Lot 2 is accessed via a right of way from Lower End down a privately owned track. The track is unregistered and the vendor has undertaken some maintenance of the track in the past.
SERVICES
Lot 1 does not benefit from being connected to any services, however Lot 2 has mains water connected.
BASIC PAYMENT SCHEME, CSS & SFI
The BPS delinked payments are not included in the sale. The land will be transferred on the RPA system to the purchaser on completion.
